Epsom Houses

This two unit development has been designed for an 862 sqm site on a prominent corner of Market Road and Campbell Crescent in the Auckland suburb of Epsom. The owner wished to create two executive quality homes that would maximise the use of the site without the need for a potentially costly resource consent application by avoiding infringing any of council's town-planning controls.

The resulting homes have a very similar look but are in fact very different homes in terms of their planning, which reflects the different influences of access, sun and councils height controls governing each house. The homes have a floor area of around 250 sqm and both boast four bedrooms with a separate study, two and a half bathrooms, double garaging, two living spaces and great connection to well considered outdoor living courts. The living areas also enjoy the added volume of a double height space with generous glazing to create a very light and open feeling to these rooms.

The homes as designed provide a contemporary and striking solution to a tight site while producing a result that meets the needs of the developer and the market while also producing homes that will be truly unique and special for the eventual owners.

Darwin Road House - Gisborne

This house has been designed for a river side rural property on the outskirts of Gisborne. The plan allows views to the river to the west and south while allowing all day sun to the living areas from the north. The striking large mono-pitch roof will provide a strong form from both the main approach to the house and from the opposite side of the river, while materials and colours have been selected to help the building sit comfortably in its country setting.

Holiday Home - Bay of Islands

This new coastal home is to nestle into a hillside overlooking the beautiful Parekura Bay, approximately 15km east of Paihia and Russell in the Bay of Islands.

An important aspect of the clients brief was to maintain the relaxed bach experience of the existing cottage which is to be removed to make way for the new building. This is done by creating a single open living space that opens out onto an expansive covered deck via 7.5m wide sliding doors facing the sea view. A wide internal sliding door also opens to the master bedroom from the main living space to enable the whole of the north-west facing portion of the home to operate as a single volume.

Further bedrooms and a second bathroom are provided down a short corridor which can be shut off from the main areas when not needed. This separation allows the owners and guests to have their own space when needed but also gives flexibility to create a very casual social environment when desired.

In addition to the northwest facing deck, further outdoor living is provided by the southern paved patio area which has generous connection to the living spaces and one of the guest bedrooms. This courtyard will be sheltered from the prevailing westerly winds to give continued outdoor living options even when the weather makes the front deck unpleasant. The transparency of the living wing will allow the view out across the Bay of Islands to still be enjoyed from this more secluded spot.

While this new home will boast generous room sizes and contemporary living it will also deliver on the owners desire to maintain the classic New Zealand bach feeling within a reasonable budget to make the most of a stunning coastal site.

Blockhouse Bay Alterations

This existing 1970's home is tucked down at the bottom of a no exit street with beautiful views over bush to Lynfield Cove and the Manukau Harbour. Unfortunately these views are to the south so the proposed works involve fitting new north-facing clerestory windows in to a new sweeping roof form so that the living spaces will now achieve all day sun while enjoying the fantastic views.

The house in its current condition does not do justice to the great location so the proposed works will also include recladding the house with a combination of dark stained weatherboards and schist, and replacing the windows with new satin aluminium joinery to provide a contemporary finish to match the more modern living plan proposed.

Commercial Building Penrose

This building has been designed for the property owners to provide a quality leasing option to a wide range of potential tenants. The building will boast basement parking, rear warehousing space, mezzanine office areas and a generous showroom with great street appeal facing a busy corner intersection. The front mono-pitched glazed element houses the showroom and offices and provides the main visual feature to the building. The more utilitarian aspects of the warehousing, deliveries etc are located to the rear where not so visually obvious to the main façade.

Swanson Road Apartments, Henderson

This development has been designed to achieve resource consent for 62 apartments on a property which previously accommodated four residential dwellings. The challenge was to conceive of a proposal that meets the economic requirements of the developers while meeting the expectations of the Waitakere City Council to ensure the greatest chances of success of the application.

The configuration of the plan provides for two large common courtyard areas around which are arranged the apartments. Four levels of apartments sit atop two levels of basement carparking which utilise the existing gully feature on the site.

The apartments range from one bedroom units through to three bedroom units, all of which will enjoy decks or patios to the north and west to ensure a light, open and sunny living environment is achieved for all units.
